Visions for Vacancies: Large Building on Route 117

Put aside all the regulations, restrictions and rules—we're asking you what type of establishment would make the most sense in this space.

Let's call this a modern spin on community planning; a digital drawing board where all ideas are on the table.

We present a vacant space or property and ask you to tell us what you think would be the best use. Forget what zone it's in, ignore setback regulations, dump lot coverage rules and all the other zoning jargon that puts many people to sleep. What would you like to see there? What would be the best use for the community?

Many local folks joined the conversation for the . Up next was a property on Woods Bridge Road in Katonah, followed by a space on Adams Street in Bedford Hills. Then we talked The Perennial Chef and the space between Accent on Interior and ProBody on Route 117 in Bedford Hills. 

Now we're taking a look at the above building, which sits near Kohl's on Route 117. 

So, Bedford and Katonah folks, what sort of establishment would work best there? An automotive shop? A retail store? Some sort of food-based business? Or something else entirely?

I say a community center, like a YM-YWHA/YMCA or a JCC, a nonprofit institution that will serve the community and provide us with an arts venue, programming and cultural opportunities. We have plenty of options for food and discount staples, I don't need another big box chain like Trader Joe's or Whole Foods, which I can find within 30 minutes of here and would put a lot of other stores out of business. OTOH, Mt Kisco and Bedford love big box chains and large national chain store fronts, so I would not be surprised if if ended up that way, what a shame. they should take a hint from the vacant Borders store and steer clear of additional large corporate tenants.

This would be a perfect location for a brewery and brew pub. Katonah resident Neal@AlbertsAles.net is looking for space in this area to establish a startup brewery and tasting room.

Great rehearsal space, storage facility, offices and educational space for a professional performing arts group looking for something outside the city.
