The Bedford Planning Board has given conceptual approval to the nine-lot Seven Springs Estates in Bedford Corners and referred the subdivision to the Zoning Board of Appeals, which will consider several requested variances.
The approval Tuesday night followed several requested adjustments to the plan, resulting in what Seven Springs attorney Charles V. Martabano described as “a good lot configuration” for the Oregon Road site. The adjustments, including lot boundaries and elimination of the proposed equestrian facility on the Reynolds Lot, were explained in detail by engineer Ralph Mastromonaco.
Variances to be requested from the zoning board include impervious surface area, building coverage and setbacks.
In other action Tuesday night the board:
- Gave permission to Earl Ripling and Meryl Yoss to restore an accessory apartment above the garage at 306 Cherry St., Katonah. The approval, which requires installation of a fire door and smoke and carbon monoxide detectors, followed a public hearing.
- Gave one-year conditional approval to DJR Properties for a sound barrier around a generator at 143 Bedford Road, Katonah. Conditions include landscaping and addition of a third sound-absorbing panel along the garage.
- Reviewed Vail Buick/GMC’s proposed expansion and renovation of its dealership at 606 N. Bedford Road, Bedford Hills, before referring the proposal to the Zoning Board of Appeals. The project includes a new show room and a customer service addition. Vail’s efforts to address board concerns included lighting, landscaping and unloading and storage of vehicles.
- Referred to Town Engineer Jim Hahn for review a proposal by Cozy Funding Inc. to construct a single-family house on a steep slope at Cherry Street and Harris Road, Katonah. Board members voiced concerns about storm water runoff and the septic system on what they described as “a restrictive site.”
