Based on the National Association of Realtors (NAR) survey of 2,005 buyers who purchased homes between 2010 and 2012, the top 4 features out of 33 total choices in the survey are as follows:

#1: Central air conditioning

#2:  Walk-in closet in the master bedroom

#3: Tie between: a home that is cable and/or Internet ready, and an en-suite master bathroom

These results are important for you to consider when thinking about the re-sale value of your home.  In addition, the following information gathered from the survey shows a pattern of buyer behavior that I suggest you also pay close attention to:

  • A typical home purchased in the northeast was 1,850 square feet.  This shows that medium-sized 3 bedroom, 2 bath homes are what typical buyers are looking for.
  • 78 percent of all buyers purchased a home with a garage.  I highly recommend that sellers clear out their garage, if possible, before putting their property on the market.
  • Buyers in the Northeast rated dining rooms and hardwood floors high on their list when considering new homes. I invite my clients to work with home stagers who can help create inviting spaces that highlight their home's best features, such as hardwood floors.
